The Big Sky Private Club Life: Yellowstone Club, Spanish Peaks, and Moonlight Basin Explained
By DiscoverBigSky.com
If you're seriously considering buying real estate in Big Sky, Montana, one question comes up in almost every conversation: What's the difference between the clubs?
It's a fair question — and an important one. Yellowstone Club, Spanish Peaks Mountain Club, and Moonlight Basin are not interchangeable. Each offers a distinct lifestyle, a different ownership model, and access to a different slice of what makes Big Sky one of the most coveted addresses in the American West. Understanding the differences could save you from a costly mismatch — or lead you directly to the home you didn't know you were looking for.
Here's the honest, detailed guide you've been looking for.
The Big Picture: Why Big Sky Has Three Private Clubs
Big Sky sits at the foot of Lone Mountain in the Gallatin Canyon, surrounded by 250,000 acres of Gallatin National Forest. The mountain itself has been the catalyst for one of the most remarkable private real estate stories in the country. Over the past two decades, three separate private communities have taken shape on and around Lone Mountain, each carved from land that was once either wilderness or timber holdings.
Together, Yellowstone Club, Spanish Peaks Mountain Club, and Moonlight Basin — along with the adjacent public Big Sky Resort — form one of the largest connected ski domains in the United States, with over 5,800 acres of skiable terrain as of 2026. But the lifestyle inside each gate is meaningfully different.
Yellowstone Club: The World's Only Private Ski and Golf Community
The Basics
Yellowstone Club is the crown jewel — and the most exclusive. Located in Madison County just west of Big Sky, it spans approximately 15,200 acres of Montana mountain terrain and has been widely described as the "anti-Aspen": a haven built specifically for people who love the mountain life but have had enough of the scene..
The Skiing
Yellowstone Club's private ski terrain covers 2,900 acres on Eglise & Pioneer Mountains, with 2,200 vertical feet and roughly 60 runs served by 22 lifts. The tagline is "Private Powder" — and it's earned. With average snowfall of around 300 inches annually and a fraction of the skier traffic of a public resort, powder days here mean powder days. Pioneer Ridge includes serious double-black expert terrain and chutes. Andesite and lower Pioneer are loaded with high-speed intermediate runs. The club also has direct lift access to Big Sky Resort's 5,800 acres, which members can reach through the shared boundary.
Golf, Summer, and Year-Round Life
The 18-hole golf course was designed by Tom Weiskopf and sits at elevation with views that are genuinely hard to describe. Year-round programming includes fly fishing in Yellowstone National Park, horseback riding, mountain biking, kids' camps, trapshooting, and hiking into the adjacent Lee Metcalf Wilderness. The Barn — the club's event venue — boasts over 33,000 square feet of event space. Rainbow Lodge, Eglise Lodge, and other dining venues offer fine dining and bistro-style experiences on the mountain.
The Real Estate
Yellowstone Club real estate ranges from stylish condominiums to custom residences, sprawling ranches, and estate homesites. Membership requires property ownership within the club.
Who It's For
YC attracts successful entrepreneurs, executives, and more who value privacy above all else. The vibe is casually luxurious — members come here to not be seen, to ski with their friends, and to form genuine friendships with like-minded people. If you've read about the Yellowstone Club and thought it sounded like your tribe, you're probably right.

Spanish Peaks Mountain Club: The Montage Experience
The Basics
Spanish Peaks Mountain Club is a 5,700-acre private membership ski and golf community located between Big Sky Town Center and the Yellowstone Club. It is home to Montage Big Sky — one of the finest luxury hotel brands in the world. Since CrossHarbor Capital Partners took over development in 2013 through Lone Mountain Land Company, Spanish Peaks has grown into a full-scale luxury community anchored by a world-class resort experience.
The Skiing
Spanish Peaks offers direct ski-in/ski-out access from the Clubhouse, Montage Big Sky, and many real estate offerings (but not all) to Big Sky Resort's 5,850 acres of terrain — one of the largest ski areas in North America. This is important: members are skiing the same vast terrain as Big Sky Resort guests, but with the clubhouse, ski valet, and mountain services of a private community as their home base.
Golf
The centerpiece of Spanish Peaks' outdoor life is its Tom Weiskopf-designed 18-hole championship golf course — a 7,200-yard course at 7,000-foot elevation with views of the surrounding peaks that would be distracting if the golf weren't so compelling. Weiskopf also designed "Tom's 10," a shorter par-3 course that was his final design before his passing in 2022, making it a course of some historical significance.
The Montage Difference
What sets Spanish Peaks apart from other private clubs is the Montage Big Sky. Members enjoy preferred access to all of Montage Big Sky's amenities, which include five restaurants and bars, an 11,000-square-foot spa, a four-lane bowling alley, a sports simulator room, indoor and outdoor pools, and ski valet service. It brings true five-star hospitality infrastructure to private club membership — a combination that's rare anywhere in the mountain West.
Real Estate
Spanish Peaks real estate includes ski-in/ski-out residences, golf course homes, custom estates, and Montage-branded residences. The community continues to expand thoughtfully, with new neighborhoods and enhanced ski infrastructure connecting more seamlessly to Big Sky Resort.
Who It's For
Spanish Peaks appeals to buyers who want a genuine luxury resort experience with hotel-quality services, exceptional food and beverage, and a vibrant community feel — without the ultra-exclusive price of entry or invitation-only dynamic of Yellowstone Club. It's also a natural choice for buyers looking for multigenerational amenity depth: golf, spa, skiing, dining, fitness, and children's programming all in one place.

Moonlight Basin: Montana Wilderness Meets One&Only Luxury
The Basics
Moonlight Basin sits on the north side of Lone Mountain — the quieter, wilder side — on 8,000 acres of land originally purchased in 1992 and developed into a private residential community after CrossHarbor Capital acquired it following the recession. Its character is different from the other two: more wilderness-forward, more focused on raw Montana, and now home to something genuinely extraordinary.
One&Only Moonlight Basin
In November 2025, Moonlight Basin became the address of the first One&Only resort ever built in the United States — and the brand's first alpine resort anywhere in the world. One&Only Resorts, known globally for ultra-luxury properties in the Maldives, Dubai, Mexico, and Greece, chose Big Sky for their U.S. debut. That choice speaks volumes about where Big Sky sits in the global luxury landscape.
The One&Only occupies approximately 240 acres within the Moonlight Basin footprint. It includes 73 guest rooms and suites, 19 guest cabins, and 62 private homes — all designed by the renowned architecture firm Olson Kundig, which built the aesthetic around the natural landscape rather than imposing on it.
The culinary program is the most ambitious in Big Sky's history. Akira Back — a Michelin-starred chef known for Japanese-Korean fusion — leads one of the resort's signature restaurants, serving dry-aged steaks, prime wagyu, and inventive plates. Wildwood is the ranch-to-table all-day dining venue. The Landing serves eclectic American comfort food at the ski lodge. Dear Josephine is a bar concept with floor-to-ceiling views of Fan Mountain. The spa and wellness center spans 17,000 square feet, with an indoor pool, steam rooms, heated plunge pools, and treatments anchored by Augustinus Bader skincare products.
The One&Only operates a private heated gondola that connects the property directly to Big Sky Resort's Madison Base — a 10-minute ride to one of the largest ski domains in North America. On property, there are over 15 miles of trails for snowshoeing, Nordic skiing, and fat biking. There's a dedicated gear hub at the gondola base for ski and bike rentals.
For buyers, the One&Only private homes represent an opportunity to own within a globally recognized luxury brand inside the Moonlight Basin community. Homeowners receive complimentary access to all One&Only resort facilities. Moonlight Basin membership — tied to real estate ownership — provides additional access to the full private club amenity suite, including Ulery's Lake for summer paddleboarding, hiking, mountain biking, and the Lake Lodge.
Golf — The Reserve at Moonlight Basin
The Reserve at Moonlight Basin is a Jack Nicklaus Signature Golf Course at 7,500 feet of elevation, playing to 7,800 yards Nicklaus Design — making it one of the longest and highest-elevation courses in the region. It's considered one of the most beautiful courses in the world. 25 Town Center Ave That deserves its own section, sitting alongside the Yellowstone Club and Spanish Peaks golf callouts. An additional 18 hole golf course and a par 3 course designed by David McLay Kidd were announced in the summer of 2025.
The Lake Lodge at Ulery's Lake
This facility is genuinely impressive. The Lake Lodge includes a restaurant, workout center, basketball court, gear outfitters, ski lockers, pool, rock climbing wall, indoor kids facility, and a bar — and received LEED Certification in 2022.
Moonlight Lodge
The Moonlight Lodge is the winter hub offering a member lounge, fitness center, outdoor heated pool, hot tubs, and private ski lockers. Head out the door and you're on the slopes of Big Sky Resort.
Who It's For
Moonlight Basin and the One&Only are for buyers who want the most dramatic natural setting, the most privacy, and a genuine connection to Montana wilderness — without sacrificing world-class service or dining. The arrival of One&Only has fundamentally changed the conversation about what's possible in Big Sky real estate, and early demand for private homes reflects it.

The Question Nobody Asks (But Should)
Most buyers come to Big Sky asking, "Which club is the best?" That's the wrong question. The right question is: Which club matches how we actually want to live?
Peopel who ski hard, value privacy, and wantsto retreat completely from public life will likely feel most at home at Yellowstone Club. A family who wants exceptional hotel services, rotating dining experiences, and the energy of a luxury resort community will connect more naturally with Spanish Peaks and Montage. A buyer drawn to dramatic wilderness, global brand cachet, the endless outdoor activities, and a more intimate scale will find what they're looking for at Moonlight Basin and One&Only.
What we find is that most people explore all three options, but naturally gravitate the one that best matches their goals. Let's tour them all and find you the right fit.
The nuances matter — and the nuances are different in every home and every pocket of each community. That's where having the right advisor changes everything.
