If you are researching Big Sky real estate, it does not take long before the names Big Sky Resort, Moonlight Basin, Spanish Peaks Mountain Club and Yellowstone Club start appearing. For someone new to the area, understanding how they all fit together can be confusing.

Are they separate ski resorts? Are they neighborhoods? Do you have to be a member to ski there? Can anyone buy real estate in these communities?

The short answer is that they are four distinct areas all located in Big Sky, Montana. Big Sky Resort is the public ski resort at the center of the area, while Moonlight Basin, Spanish Peaks Mountain Club and Yellowstone Club are private residential club communities.

Understanding those differences is an important first step when considering real estate in Big Sky.

Big Sky Resort: The Center of the Ski Experience

Big Sky Resort is the public ski resort most people are referring to when they talk about skiing Big Sky. The resort encompasses thousands of acres of skiable terrain extending from the Mountain Village area to the 11,166-foot summit of Lone Peak.

Unlike the private clubs, you do not need to own real estate or belong to a club to ski Big Sky Resort. Visitors can purchase lift access, stay in area hotels or vacation rentals and enjoy the mountain without owning property.

Real estate surrounding Big Sky Resort includes condominiums, townhomes, single-family homes and homesites. Some properties offer true ski-in/ski-out access, while others are a short drive or shuttle ride from the lifts.

For buyers, an important distinction is that owning real estate near Big Sky Resort does not automatically provide membership in one of Big Sky’s private clubs. Resort access and private-club membership are separate considerations.

Moonlight Basin: Private Club Living on the North Side of Lone Mountain

Moonlight Basin occupies a large area on the north and northwest side of Lone Mountain. Today, it is both a residential community and a private membership club, with real estate ranging from condominiums and cabins to custom homes and homesites.

One&Only Moonlight Basin anchors the community as its flagship resort and hotel. The resort is open to the public, allowing visitors to stay, dine and experience this side of Big Sky without owning real estate or being a Moonlight Basin member. However, staying at One&Only does not provide access to Moonlight Basin’s private member amenities. Club facilities and member experiences remain separate from the hotel experience.

One of Moonlight Basin’s defining features is its connection to the skiing at Big Sky Resort. Many Moonlight properties offer direct or convenient ski access, allowing owners and members to enter the broader Big Sky Resort trail network from the Moonlight side of the mountain.

The private Moonlight Basin club adds another layer to the experience. Member amenities include Moonlight Lodge, LakeLodge, dining, pools, fitness facilities, outdoor programming, The Reserve golf course and other year-round recreation including future growth.

From a real estate perspective, Moonlight Basin is geographically expansive. Location within the community matters. Ski access, proximity to club amenities, views, property type and drive times can vary significantly depending on where a home or homesite is located.

Spanish Peaks Mountain Club: Private Club Amenities with Direct Big Sky Resort Access

Spanish Peaks Mountain Club is located on the south side of Lone Mountain just up the hill from the Meadow and Town Center area.

Like Moonlight Basin, Spanish Peaks combines private residential real estate with club membership and direct access to Big Sky Resort skiing.

Montage Big Sky serves as the flagship hotel and resort within Spanish Peaks Mountain Club. The hotel is open to the public, and visitors can stay at Montage and enjoy its restaurants, spa and other hotel amenities without being Spanish Peaks members. However, hotel guests do not receive access to the private Spanish Peaks Mountain Club member amenities simply by staying at Montage. The hotel and private club experiences are distinct.

The community is centered around its private Clubhouse, Tom Weiskopf-designed golf courses, the Aspire Lodge, and an extensive trail network and SPMC also has plans for future growth. Real estate within Spanish Peaks ranges from condominiums and cabins to custom residences and homesites. Different neighborhoods provide different experiences, including golf-course settings, larger acreage properties and ski-in/ski-out locations.

Membership is an important part of purchasing within Spanish Peaks. Membership opportunities and categories can vary by property, so buyers should understand exactly what membership is associated with a particular property before purchasing.

Yellowstone Club: A Fully Private Ski and Golf Community

Yellowstone Club is fundamentally different from both Moonlight Basin and Spanish Peaks.

It is a private, members-only residential ski and golf community. Unlike Moonlight Basin and Spanish Peaks, which provide ski connections into Big Sky Resort, Yellowstone Club operates its own private ski mountain and lift system.

Yellowstone Club also offers private golf, dining, recreation and an extensive collection of member amenities. Yellowstone Club borders Spanish Peaks Mountain Club and Big Sky Resort.

Real estate is located within the gated club and includes custom residences, condominiums, homesites and other residential offerings. Access to the community and its amenities is highly restricted compared with the rest of Big Sky.

For prospective buyers, Yellowstone Club should therefore be viewed as its own private residential and recreational community rather than simply another neighborhood surrounding Big Sky Resort.

How Do Big Sky Resort, Moonlight Basin, Spanish Peaks and Yellowstone Club Fit Together?

The easiest way to understand Big Sky is to picture Lone Mountain at the center.

Big Sky Resort provides the primary public ski terrain. Moonlight Basin sits primarily along the north and northwest side of the mountain, while Spanish Peaks Mountain Club is positioned along the south side. Yellowstone Club occupies its own private mountain terrain adjacent to SPMC and Big Sky Resort.

This creates an unusual real estate market where properties only a few miles apart can provide very different experiences.

A home near Mountain Village might offer immediate access to the public resort without requiring private-club membership. A home in Spanish Peaks or Moonlight Basin may combine Big Sky Resort skiing with an extensive private-club experience. A Yellowstone Club property provides access to an entirely private ski and golf community.

There isn’t one model that works for every buyer.

Which Big Sky Community Is Right for You?

Rather than asking which community is “best,” it is more useful to think about how you expect to use your property.

Do you primarily want easy access to Big Sky Resort? Is golf equally important as skiing? Do you want private dining and amenities? How important is proximity to Town Center? Would you prefer to be close to a central club core or farther away with more acreage and separation? Are you looking for a condominium, an existing home or land on which to build?

Even within Moonlight Basin and Spanish Peaks, two properties in the same club can provide dramatically different experiences.

That is why understanding the geography is just as important as comparing individual homes.
